Kiwanis Garden Manor a new Assisted Living Community opened in late October 2006, and is located at 4923 Kiwanis Avenue in Powell River BC. There are 40 subsidized assisted living units in the development.

ABOUT ASSISTED LIVING

Assisted Living is a housing plus health option that provides affordable rental accommodation, hospitality and personal care services in a home-like environment. This model offers many of the same benefits as independent living, while providing added support in a number of areas.

Assisted Living is generally for those seniors who can no longer manage on their own but whom do not need round the clock medical care such as that provided in a residential long-term care facility.

1. Could you describe the building?
Kiwanis Garden Manor is a purpose-built 3-storey wood frame building. There are two elevators. The entrances, gardens, interior amenity spaces and suites are all fully wheelchair accessible.

Kiwanis Garden Manor Assisted Living Community is operated by the Powell River Kiwanis Housing Society at 4923 Kiwanis Ave, Powell River, B.C. V8A 5H5.

Kiwanis Village, a seniors' independent living suite building is located on the same property and is operated by the Kiwanis Village Society.

2. What are the building's amenities?
  • Hairdressing/barber salon

3. What are the suites like?
There are 40 one-bedroom subsidized assisted living suites. The units are approx. 560 sq. ft. Each suite has a full bathroom with accessible walk-in shower. Each suite has a private patio or balcony. All suites have in-suite storage plus lockable storage in a common area.

Some suites are slightly larger to accommodate couples.

4. What sort of furnishings are there?
All suites have a full fridge, a cook-top, and a built-in space for a microwave. Tenants provide their own furnishings for their suites. Amenity spaces and common areas are beautifully appointed with comfortable furnishings.

5. How much does it cost and what is included?
Tenants pay 70% of their after-tax income which covers
  1. monthly rental accommodation
  2. hospitality services which include:
    • two meals and 2 snacks daily
    • weekly housekeeping, laundry etc
  3. personal care and
  4. on-site emergency response system.

Tenants on income assistance pay a flat rate. Couples living together pay 70% of combined after tax income.

Items not included as part of the 70% include: telephone, cable, hydro. (The society will charge $15 monthly for hydro costs), personal laundry, household and toiletry supplies, medications, personal care supplies and insurance.

6. What food services are available?
Table service is provided in the dining room for lunch and supper. Meals will be delivered to the suites on a temporary basis if medically required. Occasional room service is available for a delivery fee.

Meals are prepared on-site under the direction of our Red Seal Chef.

Menus are reviewed by a Registered Dietician.

7. Is there housekeeping or laundry?
Included in the monthly rent is weekly laundering of tenants' bed linens and towels, as well as weekly light housekeeping of suites.

Complimentary laundry machines are located on each floor for tenant use. Personal laundry services are available for a fee.

8. What kind of events or activities are there?
Our Lifestyle and Leisure Services Coordinator organizes a full range of social and recreational opportunities. Tenants have input into the types of events and activities, so there is something for everyone. A weekly calendar of events is delivered to each suite, and daily activities are posted.

9. How close is emergency help?
A state-of-the-art emergency response system is answered 24 hours a day by on-site staff.

10. How mobile do tenants have to be?
Tenants must be able to move around in their own suite and make their own way to the dining room, with or without mobility aides. Electric wheelchairs designed for indoor use are permitted, with pre-approval of the Executive Director and if the conditions of the Kiwanis Garden Manor policy are met.
A scooter room with exterior access is close to the main entrance. Scooters are not permitted inside the building.

11. Are pets allowed?
Small pets are permitted with pre-approval of the Executive Director, and if the conditions of the Kiwanis Garden Manor policy are met. Tenants must be able to care for and maintain their own pet. If the tenant becomes unable to care for the pet, or the pet becomes a concern for other tenants or staff, the tenant will be asked to make other arrangements for the pet.

12. What is the policy on smoking?
Smoking is not permitted inside the suites or building, on balconies or patios, or on the grounds. Smoking is only permitted in the designated exterior smoking shelter.

13. What safety features are in place?
Smoke detectors and sprinklers are located throughout the building. There is a monitored fire safety system. The main door is secured at all hours. Visitors must ring a tenant's suite to gain access, or contact staff. Security cameras are in use.

14. Are visitors welcome?
Visitors are welcome at any time. Quiet is requested out of respect for other tenants after 10 pm.

15. Is there parking for tenants as well as visitors?
Tenant parking is available. There is visitor parking both on site and on the street. Occasional visitor overnight parking is available with prior approval.

16. What is available in the neighbourhood?
Kiwanis Garden Manor is across the street from the Evergreen Extended Care Unit, and within one block of the Powell River General Hospital and Community Health Centre; within two blocks from medical clinics, pharmacies, restaurants, and shopping malls. The building is close to the recreation complex and Evergreen Theatre. The bus stop is close by.

17. What is the policy on exit criteria?
Kiwanis Garden Manor cannot accommodate people in Assisted Living who are unable to make decisions on their own behalf, or who require 24 hour professional nursing care. Tenants will be supported to find appropriate alternate accommodation.

18. Who does one contact to access subsidized Assisted Living Units?
Please do not contact Kiwanis Garden Manor directly regarding accommodation in the development.

Access to the 40 subsidized Assisted Living units is through a Vancouver Coastal Health Case Manager. For more information on subsidized units, contact the Community Health centre nearest you and ask to speak with a Case Manager.
